Buying an apartment to rent out seems simple on paper. Finding a property, signing at the notary, collecting rents. In practice, the profitability of a real estate investment depends on parameters that most guides overlook: the actual state of the energy performance certificate (DPE), the gap between advertised rents and collected rents, or the cost of carrying the loan over the entire duration of the credit.

The French rental market is going through a particular phase. Transactions in the old market have resumed, but the construction of new housing remains at a historically low level. This imbalance concretely changes the choices to be made before signing.

DPE and rental: check before budgeting for renovations

You have spotted an apartment classified E or F, and the seller announces a significant renovation budget to improve the energy label? Before pulling out the calculator, check if the DPE has been recalculated recently.

For some electrically heated homes, the DPE can improve without any renovations thanks to a change in the calculation method. According to the Ministry of Economy, about 850,000 homes would be affected by this reassessment. A property you thought needed renovation before renting could already be compliant.

This verification changes the game on two fronts. First, it reduces (or eliminates) the energy renovation budget. Second, it allows the property to be rented out immediately, without a vacancy period related to renovations. To delve deeper into the mechanics of profitability in real estate on Libre Finance, the available simulators incorporate this type of parameter into the calculation of net yield.

Specifically, ask the seller or agent for the date of the last DPE and the heating method. If the property is electrically heated and the diagnosis dates back to before the calculation update, a new DPE could show a better class without spending a euro.

Rental profitability: advertised rents versus actual rents received

The gross profitability of an investment is calculated by dividing the annual rent by the purchase price. This figure, often highlighted in listings, masks the reality of net yield.

Why this gap? Because several expense items eat into the actual profitability between the advertised rent and what remains in your account:

  • The property tax, which varies greatly from one municipality to another and can represent one to two months of annual rent in some medium-sized cities
  • The non-occupying owner insurance (PNO), mandatory in co-ownership, whose amount depends on the area and location
  • The non-recoverable co-ownership charges, which cover major works voted in general assembly
  • Vacancy periods, even short ones, between two tenants: each month without rent weighs on the annual yield

A savvy investor does not look at gross profitability. They calculate the net yield after charges, taxes, and vacancy. The difference between the two can exceed two percentage points.

The trap of controlled rents

In tight areas, rent control measures limit the amount you can charge. If you buy a property whose seller lists a rent above the authorized ceiling, your actual profitability will be lower than advertised. Always check the applicable reference rent for the exact address of the property.

Real estate credit for rental: what changes compared to a primary residence

Financing a rental investment does not work the same way as financing your primary residence. Banks apply different criteria, and ignoring them can block a project or reduce its profitability.

Banks only count part of future rents in your income. Generally, only 70% of projected rents are considered for calculating your debt-to-income ratio. The rest is seen as a risk of vacancy or unpaid rent.

The maximum debt-to-income ratio remains set at 35% of income, including borrower insurance. With the partial consideration of rents, a household that could borrow more for its primary residence sometimes finds itself limited on a rental project.

Loan duration and monthly cash flow

Extending the loan duration reduces the monthly payment and improves monthly cash flow (the difference between the rent received and the monthly payment). However, the total cost of the loan increases with the duration.

The trade-off depends on your goal. If you are looking for immediate income, a longer duration frees up cash flow each month. If you aim to build wealth, a shorter duration reduces the total financing cost and accelerates the time when the property will be fully paid off.

New or old rental investment: a changed trade-off

General articles often present new and old properties as two equivalent options. The current situation makes this comparison less relevant.

The construction of new housing remains at a historically low level. This scarcity translates into higher prices per square meter for new properties, which directly impacts rental profitability. The gross yield of a new property is generally lower than that of an old property, even if maintenance costs are lower in the first few years.

The old market offers more accessible purchase prices but requires checking the state of the DPE, the quality of the co-ownership, and the extent of the necessary renovations. A well-diagnosed old property can offer a better net yield than an overvalued new one.

The choice is not simply “new versus old.” It depends on the actual price per square meter, the applicable rent in the area, and the renovation budget needed to make the property compliant with rental energy requirements.

Rents have increased in recent years across the country, but this rise remains highly variable depending on the cities and neighborhoods. A profitable rental investment relies on precise calculations, not on a national trend. Each property is a unique case, and it is in the details of the setup that the difference between a successful investment and a project that stagnates is played out.
